Flat Rate Pricing in Site Work

Why Fieldworks Is Doing It Differently

Land clearing, grading, and excavation are some of the most critical steps in preparing a property for development. They sometimes end up being the most confusing too. Whether you’re a homeowner, builder, or investor, one of the first questions you’ll ask is:

“How much is this going to cost me?”

If you’ve asked around, you’ve probably heard, “It depends.” It depends on the trees. It depends on the soil. It depends on the slope, the stumps, the weather, the machine, the acreage. On and on.

OR, you’ve gotten several different quotes which all look different. We always wondered how they could be so different when we were in that situation! Like what does Company A do that Company B doesn’t do to make it $1500 more for the same property?

At Fieldworks, we decided to cut through all that noise. We use a flat-rate pricing model for our land services, especially clearing and grading. The rate scales up or down based on the size of your property. No hourly rates. No equipment add-ons. No “adjustments” after the job starts. Just a straight-up rate, per acre or per lot, with no surprises.

How It Works: One Price, Period

Here’s what our customers can expect in our land clearing sector:

  • $2000 per acre for clearing light brush

  • $3500 per acre for heavier wooded areas (trees with circumference > wrist size)

  • Includes all required equipment (skid steers, mulchers, dozers, or whatever we need)

  • Includes hauling or onsite debris management

  • Includes flat or sloped land

  • Includes our labor and fuel

  • Includes a clean, professional job from start to finish

We don’t price based on how long it’ll take us, we price based on what you need done. You don’t get charged extra because it rains, because your property is sloped, because the access is a little tight, or because we hit a rock shelf. That’s on us to manage.

Flat rate pricing gives you clarity, and it forces us to be efficient.

An Example: Clearing a 2-Acre Homesite in Ringgold

Let’s say you’ve got a two-acre parcel in Ringgold, Georgia. It’s partially wooded and gently sloped, and you want it cleared and roughly graded to prep for a home build.

With Fieldworks, you might receive a quote like this:

$7,000 flat rate
Includes:

  • Tree and brush clearing

  • Stump grinding or removal

  • Rough grading for drainage

  • Hauling and debris removal

  • Access path prep if needed

  • Final pass to smooth out the site

No math. No negotiations. No mystery. That’s your number and it won’t change.

Why This Matters for Developers and Builders Too

Our builder and investor clients tell us the same things. They want certainty. They want to be able to quote their clients without crossing their fingers. They don’t want to fight over change orders or feel like they’re being upsold halfway through a project. Flat pricing removes the guesswork. It speeds up the process to get a lot that they are able to build on. It also allows for a better long-term partnership. When you know exactly what we’ll charge, you can budget better, forecast more accurately, and keep your projects moving forward.

Will We Always Use Flat Rate Pricing?

As much as we can, yes. Flat rate pricing is our default because it works best for our clients and for us.

Exceptions might be something like:

  • Large commercial sites with unique technical requirements

  • Custom excavation work that requires specialty machinery

  • Jobs where the client specifically requests an hourly model

But even in those cases, we’ll walk you through our pricing in advance. Clear communication remains the standard.

Final Thoughts

The industry has told customers for too long that uncertainty is just part of the deal. We disagree. At Fieldworks, we’re building a different kind of land services company, one focused on professionalism, clear communication, and delivering the same level of service you’d expect from any modern business. Flat rate pricing is just one way we’re doing that.

If you're ready to prep your land and you want to know the cost before we ever move a machine, we're ready when you are.
